County Overview
Montgomery County, which includes the city of Clarksville, has 84,197 real property parcels – 7.77% (6,546 parcels) in the industrial and commercial sector, 89.36 % (74,232 parcels) in residential, and 3.38 % (3,118) in farm and greenbelt parcels.
Montgomery County is located just 30 miles northwest of Nashville and is one of the fastest growing counties in the country. With the youngest median age of all Tennessee counties, Montgomery County is home to a thriving military community along with historical museums, parks and recreational areas, natural caves and even vineyards.
Montgomery County is on a five-year reappraisal cycle, just completing the 2024 reappraisal, with 2029 as the next reappraisal year. The county’s tax rate is $2.9900 per $100 assessed value. Each municipality also has an additional tax which is blended with County tax rates. For example, Clarksville’s municipal tax rate is $1.2330, making its property owners’ combined rate $4.2200 per $100 assessed value ($2.9900 + $1.2300).
The property values for commercial/industrial property owners in Montgomery County are particularly important as they make up only 7.77% of all parcel owners in the county, but for the 2023 tax year, they represented 23% of the county’s estimated appraised value and 32% of the tax burden.

You Can Impact Your Own Tax Responsibility
To prepare yourself for the Montgomery County appeal process, Criterion suggests you consider asking yourself these questions:
Should I be paying less tax in Montgomery County?
How do I appeal my property taxes in Montgomery County?
How much is an appeal going to cost?
Criterion Property Tax Consultants can help you answer all these questions. We will evaluate your property assessment to determine if you are paying more than your fair share of the tax burden. We will ascertain if your property assessment is fair. If it is not and you are paying more property taxes than you should, we’ll prepare an appeal with the Montgomery County Board of Equalization and even with Tennessee’s State Board of Equalization if necessary to work toward a negotiated reduction.
Since 2021, we have reviewed more than 1,500 parcels with a total appraised value of over $10 Billion and achieved a total property tax savings on these properties of more than $7.6 Million.

Our team is highly skilled and brings deep Tennessee property tax appeal expertise to the table. We invite you to let Criterion perform a free property review. There is no charge for us to review your property assessment to determine if a reduction is possible.
We work on a contingency basis – we only get paid if you save! And we are only paid a percentage of what you save.
But don’t delay. Don’t let the revaluation deadline slip past you. Contact Criterion now so we can make a timely and thorough investigation and meet the appeal deadline of June 2025.
